Storage licence terms
A summary of the terms you agree to when you store with us. Your signed agreement is the authoritative document — ask the office for a copy at any time.
What this agreement is
This is a licence to occupy a storage unit. It is not a tenancy, a lease, or any other landlord-and-tenant relationship, and we are not a warehouse keeper. You get a personal right to use a unit; you do not get exclusive possession of it, and we may move you to an alternative unit of a similar size on reasonable notice.
You must tell us promptly if you change address or telephone number.
Paying for your unit
In advance, and on time
Licence fees are payable in advance. Invoices are sent around 14 days before payment is due, and it is your responsibility to make sure payment reaches us on or before the due date — whether or not an invoice arrives.
A four-week deposit
A deposit equal to four weeks' storage charge is taken at signing and held, without interest, until the agreement ends. It is returned within 28 days of you leaving, less anything you still owe.
If a payment is late
A late charge of 10% of the storage charge, or £10, whichever is greater, applies to a payment more than 14 days overdue. If an amount stays outstanding we may withhold access to the unit and, after 28 days, take steps to recover our costs and dispose of the goods.
Fees can change
Storage charges may be reviewed at any time, subject to at least 14 days' notice.
Your responsibilities
Insuring your own goods
You must insure the goods you store. Either lodge evidence of your own cover with us, or accept that it is your responsibility to keep an adequate and valid policy in force at all times. We are not liable for loss or damage to your goods except where it is our fault.
Locking the unit
You provide the padlock and hold the key. You are responsible for locking and unlocking the unit and for keeping it secure.
What you may not store
No food or anything that attracts vermin; no living creatures; no combustible or flammable substances, fuels, paints, chemicals, explosives or firearms; nothing hazardous, illegal, stolen, perishable or environmentally harmful; and nothing that emits fumes or odours.
Who owns what you store
You confirm you are the owner of the goods, or that you have the owner's authority to enter into this agreement.
Ending the agreement
Giving notice
Either of us may end the agreement on 14 days' written notice. Fees paid in advance beyond the notice period are refunded.
Leaving the unit
Remove everything and leave the unit clean and empty. If goods are left behind we may remove and dispose of them, and charge the reasonable cost of doing so.
Access, CCTV and notices
You may access your unit during access hours. We may need access ourselves — to inspect, to carry out repairs, or where the police, fire service, local authority or another authority requires it, or in an emergency.
Our premises are monitored by CCTV and those recordings are kept.
Any notice under this agreement must be in writing and sent to the address in the schedule, or to any other address notified in writing.
